Anyone can put a "For Sale" sign on a property, but an experienced real estate process makes all the difference when it comes to marketing and promoting a property. Following are some examples of what goes on behind the scenes in promoting a property:

Simply obtain the description of neighboring properties from REALTOR.com and see what they wrote (this is your competition). Write about the reason you like the home and why you bought. Do not write: "this is a lovely 3 bedroom, 2 bath, split level…". Write about the things that are not already answered elsewhere in the profile sheet. The description should be changed based on the questions buyers are asking when calling about the property.

2. Information: If the most important aspect of property valuation is location, information must surely be the most important aspect of selling a property. It used to be that Real estate agents had the "secret"MLS book which made them the experts as they owned the "information". That MLS information is now available for public consumption. After the home is on the MLS, the properties are then uploaded to REALTOR.com (Number 1 consumer real estate site) and hundreds of other websites. The buyers can find your home on REALTOR.com or hundreds of other web sites and through a "SmartAd", contacting you directly. This allows you to sell without paying any commissions.
